| The property is 2.5 ha (5 acres) on the shores of Evening Cove, north of Ladysmith, Vancouver Island. It slopes gently 350 metres south from the road to the water, with 70 metres of low bank waterfront. It is heavily wooded, with firs, cedars, maples and other species. The property was logged about a century ago, but has been untouched since then. It is now completely covered in trees, ready for selective cutting. There is an approved septic field site, and a reserve site. We have a hydrological engineer's report saying that water is available in more than sufficient quantity. |
| There are several excellent building sites. Your choice will be dictated by how close to the water you want to be, and which views you like best. The waterfront has rock ledges, heavily glaciated, with small caves that are the home to numerous otters. The land drops off steeply enough to moor a sailboat no more than five metres offshore. A dock could be constructed fairly easily, and a floating dock even more easily. The water is not as warm as Desolation Sound, but warmer than any area further to the south on the Island. In the summer, swimming is pleasant. In winter swimming is possible, but 'brisk' would be an understatement. | ![]() |
