These following single family residential sales statistics are current to November 21, 2006.  The following graphs are derived from the raw data on the following page and depict changes in the market changes in graphical format.  As can be seen from the Monthly Price Changes Year over Year graph prices have fallen and are projected to continue falling for the balance of this Year.
Unit sales volumes have dropped to pre-2001 levels.

A word about my statistics

My statistical tables are derived from the most current MLS data available at the time of publishing as reported in a specific single family residential search from the Okanagan Mainline Real Estate Boards (OMREB) MLS system "Kinnexus".  These are not annual averages but rather specific monthly changes as I do believe they reflect better what is happening in the market today. These statistics are derived from ALL single family dwelling listings, regardless of price or location within the Central Okanagan. It is not how we "averaged" over any given period so much as where we are at now that tells the story. 

As a famous Statistician (unknown) once said,
"Statistics are like a bikini… they all too often show you what is interesting leaving that which is essential to the imagination"
