As far as cleaning, I use a heated extractor system
that gets the water heated to 212 degrees. I have worked with a number of
different machines over the years and never have seen one that heats the water
as well as this unit,

In the IICRC courses, we learned an acronym to
describe cleaning T.A.C.T. which stands for Temperature, Agitation. Chemicals
and Time.
The higher the temperature, the better the cleaning
efficiency of a given product, to the effect of for every 5 degrees over 150
degrees, the cleaning efficiency doubles.
Agitation is down with brushes or rakes to work the
cleaning solution into the soils to loosen them up.
I only use professional grade cleaning supplies which
are tried and trued. Spotters, solvents, acids and general purpose cleaners
need to be mixed properly and used properly (acid needs to have an alkaline
sprayed after to neutralize. We don’t want your baby crawling around in
chemicals now do we?)
Time is just that. The longer a chemical sits on a
stain the better it works. I am a one man operation, and every customer of
mine, be it for home or automobile, gets VIP treatment. I don’t mind spending
that extra time to make sure the job is done right, because I am not being paid
18% of the job’s price. Those people want to be in and out as fast as possible.
I remember a fellow training me and going around a sock on the floor rather
than tossing it aside. I was shocked!!
Traffic areas are pre sprayed, stains pre treated and
a hot water rinse finishes the job. I don’t use a shampoo in the machine itself
because that just leaves soap in the carpets making them sticky, which also
attracts dirt. Hot water rinsing leaves the carpets softer and fresher.
Upholstery cleaning is much the same. I will test and
check the fabric before cleaning, and advise if I see a possible problem. After
cleaning, free stain guard (similar to commonly known trademark product
Scotchguard) is applied to your upholstery.
