Jan 5, 2009. Just received a news from the Real Estate Board of Greater Vancouver. The news was addressing that the housing market in Vancouver in 2008 has been drop 10 -15 % compare to the 2007! BUT no one knows when would be the "buttom" line of the price drop!. If a cleint is purchasing a property to self use (as living in) then this is a good time; however, if a buyer is purchasing as an investment, it might not earn much money in a short term. The studys also shows that the price dropped in 2008 BUT compare to 2006 and 2005. the price has been increased almost 200%. SO how much would it drop. GOD Knows!

The mortgage rate is already BETTER than year 2006 but we will have to see the real estate market. December 11, 2008. Market's interest rate will be droping on Jan 1, 2009!!! GOOD new for the buyer! interet rate for prime would be at 3.5%! YES this is the right time to get a very low mortgage. I (personally ) are thinking the change my mortgage to a lower rate one....

December 5th, 2008. A lot of major banks around the world is increasing the interest rate. So is Canada. as today. some of the major banks in Canada already adjust their interest rate for residential properties. 1 years closed rate had been increase and 5 years closed rate has drop a quarter! December 3, 2008.Updated interested!? HSBC in Hong Kong just increased their interest rate yesterday. Our mortgage specialist is expecting that U.S. and Canada have room to increase their interest rate as well. right now as today, the prime rate is 4.00% and we will see the rate's change in a short while.

December 2nd, 2008 Cloudy. But the market sure is clear! the price dropped a bit but buyers are very interested to purchase their property now becuase the price is lower. Oct 16, 2008 Rainy Day, so as the Stock Market. Stock Market affect the Mortgage rate in the Real Estate Market. As today, so of the bank already increase the new Mortgage rate as prime + 1.00%. However, some of the lender is decreasing the rate to increase the transaction of the mortgage lending. Whatever it is the market in Winter (as I mention last year), will be slow, due to buyers are not interest to shop their property in a cold weather. So INVERTER ALERT!!. Buy it in the Winter and Seller it in the Summer. (same as every year)!!

Oct 10, 2008. System Updated.. Stock market has been crash down from U.S. for almost 2 weeks now. The real estate market in B.C. Vancouver is staying high. Yes the detached price is dropping down a bit but apartment 's price still remain the same due to the high demand. Buyers are waiting for the price to drop down and then purchase their dream home!. Interest rate are not stable right now but clients are perfer to have it OPEN variable because it MIGHT drop down a bit due to the financing problem in U.S.

Sep 9, 2008. Summer is finally here. Market is not as hot as the summer. However, recently US government just kick into the realestate market. Our group just closed 2 BIG deal on the market. The market is still hot and buyers are all waiting. Specially if the property is below the market! According to a statisic, 25% of BC resident still renting! 35 years AMP and 5% down purchase still exist! the market is not going to crash, it might stay for 3-6 months. BUT i have confidence that the market will still go up a bit more.

July 28, 2008. After 1 month Holiday, Back to the Hot real estate market. A lot of client and newspapers said the martket is droping!! as a realtor and what other realtor sees in the market. Price of detach house have a small decrease (depends on how fast does the seller wants to sell! However, becasue of the high demand, apartment's price is not dropping! and instead it is still increasing and study says it will increase about 3.5% this year (2008). As I see the market, apartment still have quite a bit of transaction and sometimes, detach will have multipile offers. As the market have a lot of people rentals... the price of properties will not drop. It is just that investors and buyers are concern about what happened or what's happening in State.

June 19, 2008. Summer is finally here. Hope you had a great Father's day. Real estate market is also as warm as the weather.! Investors are shopping around. Buyers are waiting for the price tro drop down but it's not going to happen becuase a lot of people are still rental in B.C. and of course with 0% down purchase and 40 years AMP. more and more people are considering to purchase instead of renting.

Yes the price of the detached house is decressing becuase 1. the price had gone way to high 2. Buyer's income can't be qualify to have a BIG mortgage like this. March 06, 2007. Well here comes the first day of the market analysis The Vancouver real estate is reach the peak of the market value. The price of poession are almost max from the 2006. As the data shows, Sellers are still trying to push the price higher than year 2006. Fortunately, buyers still can afford to purchase their first home. As they can see the market value of properties will NOT go down.

As up to tdday, the market have a lot of new listing but fewer buyers. This makes the market have more choices for buyers. P.S. This is a good time to purchase your property because you can spend more time of the properties that you like other than a multi-offer property.
