Conditions of Rental – Deposits and Cancellation/Changes Policy

Please be aware that this is an individually owned property, not a commercial one, so lacks the resources to quickly fill vacancies created by short notice cancellations. For this reason, you will find the policies on cancellations & refunds somewhat different from those found in hotels, motels & other commercial establishments. Details below.

Rates are kept as reasonable as possible by accepting payment in ways other than by credit cards, such as CASH, Travelers or Bankers Cheques or by Bank transfer. Credit Cards are accepted as an instant and easy way to guarantee a reservation, but please note that ANY PAYMENT processed to a Credit card or PayPal will have an added service charge of 5%.

PLEASE NOTE: Bookings are not confirmed until the receipt of a deposit.

Reservation GuaranteeDeposit requirements:

No Credit Card used, Cash or equivalent sent in advance at the time of booking:

·  Single week bookings (when available) require full prepayment.
·  More than 1 week up to 1 month- a deposit of 50% of the total rental amount, minimum CAD $500.
·  More than 1 month - 50% of the monthly rental amount.

Then any balance is then due on the first day of the booking.

Use of a Credit Card will avoid having to send money in advance. Usually no charge is put on the card at the time of booking.
Guarantees using a Credit Card in lieu of a cash deposit will be for the full amount of the rental (+5% s.c.), with the exception of bookings of multiple months, in which case it would be for the first month.

At our option, the Credit Card will be processed within 30 days of the start of the booking, and deducted from any amount due in Cash upon arrival. ALL deposits are subject to the cancellation policy, described below.

Cancellations & Changes of Dates:
Full refund if notified 30 days or more
in advance of the start of the rental period. If you cancel with less notice than 30 days prior to the booked start of the rental period, you will forfeit your payment or deposit. This includes no shows.

However, if another Client is found to rent the property for the same period of time or longer, your money will be refunded less a 20% advertising and service fee. No adjustments/refunds will be made for arrivals later or departures earlier than the dates confirmed to you unless notice is given 30 days or more in advance of the start of the rental period.

Damage / Security Deposits:
On arrival, you must provide a damage deposit of 50% of the total rental amount (
minimum $500 depending on the duration of your stay) in cash or on your credit card to cover any excessive cleaning requirements, excessive use of utilities or services included in the rental rates, damage to premises, replacement or repair of any major items broken or missing that occur during your stay.

On bookings of multiple months, to guarantee fulfillment of your other obligations regarding the term of occupation contained in the agreement, the Damage/Security Deposit is limited to one half the rental rate for one month.

Very rarely is the deposit used, but it is taken to protect the owner’s belongings. If you are reasonably careful you don't have to worry about the odd broken glass or plate! When it is necessary to use any part of the deposit, details are mailed and if cash has been taken, a refund of any balance – usually within 15 days of your departure. This applies on all rentals.  On rentals of one month or more the Damage deposit is one half of 1 month's rent. 

Cleaning Fees:          The suite is cleaned prior your arrival.
Where not already included in the rates, Guests may wish (or we may require) the use of regularly scheduled housekeeping services, for a modest charge ($60 per 2 hours). 

Guests staying for a longer period of time may, at our discretion, be given the choice to be “self sufficient”, as in their own home, without interruption by housekeeping staff, but they must pay a higher security deposit, which relates to the length of the rental, in lieu. 

Guests are expected to leave the premises in a fit and tidy condition and to return any furniture that was moved to its original placement when they arrived. 

Telephone:
Direct dial long distance calls are billed to your credit card. Please be aware that there is often a considerable delay after departure in finalizing the account due to the billing dates of the Long Distance provider.
It is not unusual for call details to arrive 3 months after the call was made. Usage at the current rates (6 cents/min within N. America) offer savings over a lot of calling cards. Taxes, plus 5% service charge are added to the LD provider amount, and photocopies of the calls sent to your address of record. You are of course free to use your calling card, but the credit card or cash deposit security is still required.

With payment of the first rent, you accept the above Conditions.
