Conditions of Rental


Please be aware that this is an individually owned property, not a commercial one, so lacks the resources to quickly fill vacancies created by short notice cancellations. For this reason, you will find the policies on cancellations & refunds somewhat different from those found in hotels, motels & other commercial establishments. Details below.

PLEASE NOTE: Bookings are not confirmed until the receipt of a deposit.

Bookings made for the 2010 Olympic Winter Games:

For Bookings prior to 31 Dec 2009, minimum booking is 7 nights. But to give people coming in for the Games for really short visits the utmost flexibility, but without making blocks of time within the dates of the Games un-bookable, these are the guidelines:

Prior to 31 Dec 2009, with a minimum booking of 4 nights, if there are fewer than 7 nights:-
1. Between February 10, 2010 and the first booking as shown on my availability calendar:
2. Between 2 other bookings:
3. Between the end of the last booking as shown on my availability calendar and February 28, 2010
these may be available.  Please inquire for a rate quotation.

For LAST MINUTE reservations made after Jan 1, 2010 where there is a vacancy: minimum of 4 nights, these may be available. Please inquire for a rate quotation.

Reservation GuaranteeDeposit requirements:
Deposit: 50% with booking on PayPal or Credit card, Balance due 1 November 2009.
Bookings made after 1 November 2009 will require full pre-payment.
Failure to pay the balance by November 10th will result in cancellation of the booking and you will forfeit your deposit.

Cancellations & Changes of Dates:

No cancellation or changes in dates and no refund after 30 days from the date you sent your deposit or after 1 July 2009, whichever comes first.

ARRIVAL:  5.00pm              DEPARTURE:   11.00am 
unless otherwise arranged

Damage / Security Deposits:
On arrival, you must provide a damage deposit of 50% of the total rental amount (minimum $500 in cash or on your credit card to cover any excessive cleaning requirements, damage to premises, replacement or repair of any items damaged, broken or missing, that occur during your stay.

Very rarely is the deposit used, but it is taken to protect the owner’s belongings. If you are reasonably careful you don't have to worry about the odd broken glass or plate! When it is necessary to use any part of the deposit, details are emailed and if cash has been taken, a refund of any balance – usually within 15 of your departure will be sent. 

Cleaning Fees:          The unit is cleaned prior your arrival.
Guests may wish (or we may require) the use of regularly scheduled housekeeping services, for a modest charge ($60 per 2 hours). 

Guests are expected to leave the premises in a fit and tidy condition and to return any furniture that was moved to its original placement when they arrived. 

Telephone:
Direct dial long distance calls are billed to your credit card. Please be aware that there is often a considerable delay after departure in finalizing the account due to the billing dates of the Long Distance provider. It is not unusual for call details to arrive 3 months after the call was made. Usage at the current rates (5 cents/min within N. America) offer savings over a lot of calling cards. Taxes, plus 5% service charge are added to the LD provider amount, and details of the calls are sent by email. You are of course free to use your calling card, but the credit card or cash deposit security is still required.
