Summary:
3 Bedroom Family Home - 1400 sq feet - 130 m² occupying the main and upper floor (2nd & 3rd levels) of a multi-storey house, the home normally accommodates 5-6 persons in 3 Bedrooms #1 (Queen + Twin) #2(Double) #3(Twin) beds plus an additional 2 persons on the Sofa-bed in the Living Room upstairs.

Two flights of (ungated) stairs may make it unsuitable for toddlers, small children under 5 years old unless closely supervised, and for less agile elderly persons.

Situated on a small lot on a short dead end street with only five other homes and a huge park at the end, the house cunningly looks like a 2 storey house but is actually 4 levels.

NO smoking in the house or on the grounds adjacent to the house.

Close to 2 big parks, Tennis courts, Community Fitness Center, Cycling/walking/running trails. Convenient to Downtown by car or bus at the corner, to the "alternative Soho life style" of the Commercial Drive area (the "Drive").  Commercial Drive is considered Vancouver’s ‘Little Italy’with it's variety of coffee shops, many ethnic Restaurants and little owner run shops.

Full Details:

Furnished in tasteful modern decor, the house has an East - West orientation. Back garden on the East, front of the house faces West and the low traffic volume street.


GROUND LEVEL:
Driveway Parking, Main entrance, front foyer, laundry room.
A small studio suite is on this level, at the back.

SECOND LEVEL:
Large kitchen, Dining area at the back of the house which overlooks the garden.

There is no formal dining room as such, but the table will seat 6-8 comfortably. With 2 sky lights and windows on three sides, it is a very bright room that catches the morning sun.

3 bedrooms: Main bedroom faces East. Good size room with Queen bed plus a twin functioning as a triple when required, although this is not shown in the picture. Ensuite bathroom with tub and shower.
2 smaller bedrooms (facing West) one with a Double bed, the other with a twin bed
2nd full bathroom with tub and shower.

THIRD LEVEL:
Living room (13x18) set across the width of the house. Large windows on all four sides make the room bright and airy. Catches the afternoon sun. One window over the fireplace looks north to the mountains.

Large balcony (12x21) running alongside the living room faces west for the afternoon sun, and a fabulous view to the Mountains. The whole area can be protected from inclement weather by the retractable canvas awning. Just have to be able to use the deck in a light rain! However it cannot be lowered when there is a risk of snow.

FOURTH LEVEL:
Another exterior staircase leads to the top of the house and another big deck (11x18) "the Captain's walk!" from which the 360 degree view is just terrific. May be inaccessible during a heavy snow fall.
