Furniture:
Furniture is provide for the common area. Rooms will have no furniture. I can arrange such furniture for you (ei.: bed, desk, etc., also, bicycles, routers, computers, etc). The way it works is that landlords have a forum on the internet where each offers various furniture. Such furniture is to be offered to tenants for convenience purposes only. This means that the rent collected from renting such items are either 5$ or 10$ max, Unless, it is a bicycle (15$, including lock & helmet), a motorcycle or a vehicle. This convenience rent is charged to compensate the owner for physically bringing the item into the unit and to compensate for storage fees. Each landlord is interested in offering items in very good conditions. Otherwise, no one would be willing to deal with such a landlord. Thus, there is a charge for each item you wish to have. For instance, bed: single size (75cm x 180cm) or queen size (150cm x 180cm) is 10$, desk is 10$, small TV 5$. Please note that these are provided for your convenience only on month to month bases. So, if for example, next month you decide to buy your own bed, I will just put that one back into storage. If you wish to buy any new or used furniture from a store, I can help you with delivering it into your room. Here are approximate prices for new items at a store: bed single ~600$ or queen ~1000$, small desk ~150$ or big one ~300$, small TV ~100$ and here are approximate prices for used items at a “second hand” or used furniture stores: bed single ~100$ or queen ~250$, small desk ~50$ or big one ~80$, small TV ~50$. As quantities are limited and demands are high, let me know as early as possible what you will need, so I can reserve those items for you.
How to secure accommodations for you If your application is approved, you can place a one month worth of rent deposit to secure accommodations for you, in person, via someone on your behalf, or via a bank transfer into the owners account (include 20$ for bank’s standard charges). The deposit becomes your LAST month's rent upon moving in. It is done to protect the interest of the owners. If for some reason (ie: family emergency, sudden changes in life, etc) the tenant does not move in (and no other tenant moves in in his or her stead, who will pay their deposit that will become their last month rent), the owners are protected to cover their financial responsibilities (mortgage payments, strata fees, etc). So far, no such cases occurred. When you will be moving in, a damage deposit will be due that is as the law prescribes half the rent and the rent for that month.
