The rancher-style
house is connected with the surrounding buildings forming a "U" shape.
It was built in 1940 and underwent a major renovation in 1998-90.
A high wall which is errected in such a way as to close the "U" shape of the bildings into an "O" shape, hosts a very private yard area and offers a good wind protection. That "inner" yard area has a landscaping which was professionally designed and which is also a very well maintained.
There is also a barbecue/sitting area underneath a trellis along the wall, with lighted and covered "work" area consisting of a barbecue, food preparation counter made of concrete and ceramic tiles and the porcelain sink.
The rest of the parcel (outside the "inner" yard and builings) consists of a large orchard with a vast variety of trees, bushes and plants. This area features a massive log sitting area, the stone well and the sun/wood heated shower tank which is very handy during the hot, summer months.
There is also an option for purchasing the furniture shown on the pictures, tools, building material and other equipment needed to undertake future upgrade/maintenance of the property.
My grandfather was the last person who lived in the house on a continuous basis. The property became my parents' weekend-house in 1980 when my grandfather passed away. My parents spent here most of the weekends and their vacation time.

Orchard
Together with the neighboring parcel which is also available for the purchase, the property has over 90 fruit trees, mostly mature and well established, including: plums, apples, pears, cheeries, sour cheeries, walnuts, peaches, chestnuts, grape trellis-work, hawthorne, hazelnuts, rasberries, blackberries, forrest strawberies, etc.
Majority (40) of the trees are plums (a special type of plums, the best kind for making the "sljivovica" brandy), so if you like the idea of brewing home-made brandy, than this is the place to have!
Also, there are 10 large walnut trees which produce a huge crop of walnuts each year.

Taxes
Property taxes in Croatia are very minimal.
They consist of the garbage collection fee which is less than 5 EUR/month and the fee for the water consumption (the house has a water meter).
The house is currently not connected to the city's sewer system and there is no sewer fee at this time. Once the house will be connected to the sewer system - the sewer fee will be calculated based on the volume of the water consumed.
It is hard to say what would be the actual hydro bill cost since the house was used in the past 15 years only as a weekend house and mostly during the summer, with a very minimal energy consumptions; therefore, an average hydro and phone bill were below 5 EUR/month.
