From the larger aspect, the Town of Ogulin is located in the centre of Croatia, half way between Zagreb, the capital of Croatia, and Rijeka, inside the tourist region of Plitvice Lakes (on the east), mountains and forested Gorski Kotar (on the west) and northern Adriatic (on the South).

Ogulin’s location at the intersection of the country’s regional roads and an important railway junction as well as a newly constructed main highway enables Ogulin and it’s wider surrounding areas quick and easy access to all parts of Croatia. Within an hour of drive you will be in Zagreb, or at the coast of Adriatic.

If you are an outdoor person then this is the place to be. Very close proximity to some of Croatian best recreation areas. Hiking, skiing, mountain climbing, hunting, fishing, cycling, rafting, canoeing, etc. are just of some of your options.

Locally, the property is located near the lake of Sabljaci, a man-made lake for the purposes of accumulating water for use in the production of electricity. This lake is connected with the tunnel to the hydro plant, which is approximately 12 km away.

The lake has an area of approx. 170 hectares and is the 11th largest lake in Croatia.
Numerous holiday homes are built along the lakeshores. The lake also boasts a restaurant, which offers a rich and varied cuisine. Number of water sports could be enjoyed on the lake such as swimming, diving, fishing, rowing, sailing, windsurfing, kiting, etc.

The property is located at the foot of the lake’s dam and the structure of the overflow for the high water level, which continues as "Zagorska Mreznica" river. Air distance to the lake is only about 80 meters, but the swimming and recreation area of the lake is located approximately a couple of hundred meters walking distance from the property. This makes the property more private and undisturbed from the crowds and noise of people during the main summer season, as opposed to those properties located right at the shore of the lake.

Property is located 3 km outside the Town of Ogulin, which is close enough for a quick access to all of Town's amenities (including the hospital), yet still far away from the noise and pollution, which comes with the life in the City. For a regular grocery items there are few corner stores within the walking distance of the property.

Even if you are not heavily involved in sports and recreation, this is a fabulous location for short or long walks, cycling or walking the dog. There will be a secure sidewalk built by the end of the year which will connect the Lake with the Town of Ogulin, the general car traffic is very light and there are vast farmland areas with no traffic at all. The regular “noise” comes from the wind and sounds of animals (roosters and birds) and most of the time this is all what you will hear.
