I give and devise my Messuages Tenements and Farms called Great Bradley in Tiverton aforesaid and Bunkham otherwise Bunkerland in Tiverton aforesaid unto my Daughter Mary Ann Carpenter the Wife of James Carpenter and her assigns for and during her natural life. But in the event of her becoming a Widow then in such case thenceforward during her Widowhood only for her sole use and benefit and not subject to the debts engagements or control of her present or any future husband with whom she may happen to be married. And in the case the said Mary Ann Carpenter shall happen to die in the lifetime of the said James Carpenter Then from and immediately after her decease I give and devise the said Messuages Tenements and Farms called Great Bradley and Bunkham otherwise Bunkerland unto the said James Carpenter and his assigns for and during his natural life in case he shall so long remain a Widower he the said James Carpenter and his assigns keeping the said Messuages Tenements and Farms in good repair and committing no waste. And from and after the decease of the survivor of them the said Mary Ann Carpenter and James Carpenter or the survivor of them ceasing to be a Widow or Widower I give and devise the said Messuages Tenements and Farms called Great Bradley and Bunkham otherwise Bunkerland with the Appurtenances unto and equally between my Grandsons William Baker Carpenter and James Henry Carpenter (Sons of the said Mary Ann Carpenter) and their respective heirs and assigns for ever to take and hold as tenants in common and not as joint tenants. And in case either of my Grandsons aforesaid shall happen to die without leaving lawful issue him surviving Then I give and devise the part or share of him so dying of and in the said Messuages Tenements and Farms called Great Bradley and Bunkham otherwise Bunkerland unto the survivor of them his heirs and assigns for ever.
And as to my Messuage or Dwellinghouse Gardens and Premises situate in Twyford Place in Tiverton aforesaid (where I now reside) I will order and direct my Executor hereinafter named as soon as convenient after my decease to cause the said Messuage or Dwellinghouse Gardens and Premises and also my Household Goods and Furniture to be sold either by public auction or private contract and the money arising from the sale thereof to divide and pay the same equally among my said Grandsons William Baker Carpenter and James Henry Carpenter and likewise my Granddaughters the said Caroline Emily Carpenter and Mary Ann Gater (heretofore called Mary Ann Carpenter) share and share alike within three calendar months next after such sale for the sole and separate use and benefit of such Granddaughters.
I give and bequeath unto my Brother Benjamin Baker the sum of Fifteen Pounds of lawful British money. I give and bequeath unto Richard Baker my brother the like sum of Fifteen Pounds of like lawful money. I give and bequeath unto my Sister Jane Payne (the Wife of Thomas Payne of Stoodleigh in the said County Yeoman) the like sum of Fifteen Pounds of like lawful money for her own separate use and benefit whether covert or sole the said legacies to be paid within three calendar months next after my decease.
All the residue and remainder of my Personal Estate and Effects of what kind nature or description soever or wheresoever the same may be subject to the payment of my just debts legacies funeral and testamentary expences I give and bequeath unto the said James Carpenter (Husband of the said Mary Ann Carpenter) his executors administrators and assigns.

First I give devise and Bequeath unto my Wife Sarah Blake the rent and Benefit of my Estate called Speedland situate in the parish of Sampford Peverell aforesaid and also the Tithes of Wellington in the County of Somerset which I now receive during her natural Life Provided she should remain my Widow not otherwise but in case she should marry again and after the Second Marriage take Place in that event she shall not have more than Ten pounds Pr Year to be taken out of the above named Speedland Farm the remainder to be parted between the Children that is to have the Lands for ever [after my Wife decease] after the decease of my Wife for all the Children that is[sic] living with the exception of my Son John for to come in share and share alike of all the Estate and Tithes thereof.

Note: Some controversy exists regarding the wife or wives of Robert BLAKE...Robert's first-born children William, James, John, Robert & Joseph were christened in the parish of St Peter, Oakford during the interval 1808-1815 and are listed in the Parish Register as the children of Robert & ANN. Subsequently, children Sarah & Mary christened in Oakford 1819-21 and Henry, Abel & Samuel christened in the parish of St Margaret, Templeton 1823-26 are listed in the respective Parish Registers as the children of Robert & SARAH.
Robert BLAKE of Oakford parish married Sarah BAKER of Sampford Peverell parish in Sampford Peverell on Mar 23, 1807. In his will dated Apr 20, 1850 (above) Robert names his wife Sarah, and all children except John & Robert [Note: the younger Robert died in 1833]. The family is easily traced in the 1841 & subsequent census.
No documentation can be found for the marriage of Robert to ANN, or for the death of an ANN BLAKE circa 1815-18 (of appropriate age) in Devon. Furthermore, no evidence can be found of a possible second contemporary Robert BLAKE & family, in the sources examined to May/2008.
It is concluded that ANN and SARAH are the *same person*.
