Know all men by these presents that I Ann Sprainger of the town of Ramsey
widow for divers good causes the hereunto moving but more especially for and
in consideration of the natural love and affection
which I have and do bear to my son Edmund Sprainger and for his promotion in
life and also for and in consideration of the sum of five shillings to me in
hand paid by him the  said Edmd Sprainger have given granted passed over
settled estated an demised and sold and by these present do give, grant,
pass over, settle, estate, demise and passover,
sell all and singular that my part whole right and title of the dwelling
house and concerns wherein I formerly lived situated in the said town of
Ramsey now in the possession of Robert Kermeen adjoining to the same house
and concerns where in I now dwell on the north and northwest and
to the rents of Murray Baker on the south and southwest with all easements
liberties and appurtenances to the same belonging or in any wise
appertaining together with all my household furniture goods,
chattels, and effects moveable and immoveable monies, bonds, notes, or other
properties of what value soever which I now have or hereafter may have or be
entitled unto in anywise to have and to hold by my said son Edmund Sprainger
his heirs executors admors and assigns from me my heirs and assigns forever
to be possessed by him  immediately upon my decease and the said Ann
Sprainger do bind and oblige myself to uphold a warrant and defend the said
house concerns hereby granted and convey unto him the said Edmund Sprainger
and to make or execute any other or
a further deed of deeds at any time hereafter that may be deemed or taken as
necessary for the more effectually carrying into effect the intentions
hereof and for the  true and faithful performance hereof I the said Ann
Sprainger do bind and oblige myself in and under  the penalty of one hundred
pounds to be levied  and paid according to law
