Tech-Park development in Vancouver, British Columbia

(project address 980-990 Station Street and 250-298 Prior Street)

Client: Mr. Don Franks, Schroeder Properties Limited, 510 – 1040 West Georgia Street, Vancouver, BC V6E 4H1

The Tech-Park site is a ten building multi-use site. The development’s main component will be office space for high tech companies. Office spaces will be combined with a number of amenities for tenants and retail services. These could include private courtyard with areas for sporting activities such as basketball, volleyball and skating which would be accessible 24-hours by tenants. Other retail spaces would be available to coffeehouses, food outlets, restaurants, financial services etc.

Current activity generators in close proximity to the development site include the American Hotel, Ivanhoe Hotel, Science World, Starbucks, McDonalds, Van City Office Tower, Sky Train, City Gate residential development and the Rail/Bus Station.

Analysis included movement predictors and mobility patterns, crime trends, and City of Vancouver CPTED concerns.
