The
Tech-Park site is a ten building multi-use site. The development’s main
component will be office space for high tech companies. Office spaces will be
combined with a number of amenities for tenants and retail services. These could
include private courtyard with areas for sporting activities such as basketball,
volleyball and skating which would be accessible 24-hours by tenants. Other
retail spaces would be available to coffeehouses, food outlets, restaurants,
financial services etc.
Current
activity generators in close proximity to the development site include the
American Hotel, Ivanhoe Hotel, Science World, Starbucks, McDonalds, Van City
Office Tower, Sky Train, City Gate residential development and the Rail/Bus
Station.
Analysis
